Book Description
Excerpt from Your Crop-Share-Cash Farm Lease Most landlords and tenants do not want their leases to create a partnership relation. They may have many reasons for this but one is overriding. They do not want to be responsible for the acts of the other party, as they would be in a partnership. If you wish a partnership, get a lawyer to draft a partnership agreement. It differs from a lease. This provision will be ineffective in its purpose if the two parties operate as do partners and not like landlord and tenant. Be sure that the way you carry out your business transactions will help to make this provision effective. Farm Contracts Between Landlord and Tenant (Classic Reprint)

Farm Contracts Between Landlord and Tenant (Classic Reprint) PDF Author: W. C. Tichenor
Publisher: Forgotten Books
ISBN: 9780265620069
Category : Law
Languages : en
Pages : 264

Book Description
Excerpt from Farm Contracts Between Landlord and Tenant From such conditions and by such methods of leasing farms it is not strange that confusion, disagreement, trouble and quite often law suits arise. Every year in agricultural sections the court dockets are crowded with cases between landlord and tenant, most of which might have been avoided by the use of carefully prepared contracts making clear the covenants be tween the parties. The expense of such leases is not great and it is a very doubtful economy not to secure them because iof the slight cost. Even by the best system of leasing farms the relation of landlord and tenant is one easily strained. There are so many kinds of work to be done on a farm, so many ways of doing it, the methods are changing so rapidly, that opportunities for differences of opinion are constantly being presented. Farmers as a class are very independent. Their life and labor have made them so. The farmer has learned to rely upon himself. He has by habit acquired his own way of doing things and he is inclined to resent suggestion as being dictated to. Lease Contracts Used in Renting Farms on Shares

Lease Contracts Used in Renting Farms on Shares PDF Author: Earley Vernon Wilcox
Publisher: Forgotten Books
ISBN: 9780666662385
Category : Business & Economics
Languages : en
Pages : 40

Book Description
Excerpt from Lease Contracts Used in Renting Farms on Shares: A Study of the Distribution of Investments, Expenses, and Income Between Landlord and Tenant In many cases the chief crop areas of the farm are rented on shares, while the tenant pays cash for the farmstead, pasture, hay land, corn land, or some other specified area. This method of leas ing is commonly called the share-cash system. Lease forms - Printed lease forms seem to be of little avail except on large estates where the whole system has been thoroughly worked out by the manager, and where a uniform set of conditions is pre scribed for all tenants on the estate. For the most part, however, printed lease forms contain only generalities. Usually it is neces sary for landlord and tenant to agree by consultation on the features of the contract and then write a lease embodying these stipulations. Very often no written contract is made, the agreement being merely verbal. A written lease is more satisfactory, however, especially in the event of some subsequent disagreement or misunderstanding.
