Abstract: Population aging becomes a serious social problem when the society develops into a certain stage, and it has a close relationship with the national economy and people's livelihood, as well as the future of a country. Also, the improvement of medical level and social welfare help people prolong their life expectancy. As a developing country, which includes nearly 1/4 population of the world, China also faces the severe aging problem. After the establishment of People's Republic of China, the population grows with a very high rapid. Later, the Chinese government implemented the One Child Policy at the beginning of 1980, this policy gradually modified the family structure in the micro dimension and the population structure in the macro dimension. There are more and more 4-2-1 families, which means there are 4 grandparents, 2 parents and only one child in one family, and this family structure causes some troubles and challenges to the traditional model, which is taking care of the old at home. The government and families all have difficulties to take care of the elderly people. As a result, the elderly housing emerges at the right moment. The world pays more attention to taking care of the elderly people, and many relative concepts have been introduced around the world. Such as the healthy ageing and active ageing pronounced by the WHO, and some other concepts like the ageing-in-place and community care, etc. All of these concepts give us a theoretical foundation when research on the development of elderly housing in China. Beijing Suncity Living Community is one of the best elderly communities in China, this dissertation tries to do a case study about the elderly housing in Suncity. After the data analysis, the author found that the Suncity does well in the design of the community, which suits the physical characteristics of the elderly people. Also, the services and facilities for the elderly people are relative complete, which can help the elderly people to spend their spare time in a more interesting way. However, the management in the Suncity is not good, and this may give the elderly people a sense of unsafety. Also, it may bring bad impact to their psychological health. Then, the recommendation about both the Suncity and the development of elderly housing in China will also be given. For the Suncity, it must change the poor management, and one method is to employ some professional people to enhance the management level. For the later development of elderly housing in China, recommendations are given from design of the elderly community and management of the elderly community. The population of Asia is growing both larger and older. Demographically the most important continent on the world, Asia's population, currently estimated to be 4.2 billion, is expected to increase to about 5.9 billion by 2050. Rapid declines in fertility, together with rising life expectancy, are altering the age structure of the population so that in 2050, for the first time in history, there will be roughly as many people in Asia over the age of 65 as under the age of 15. It is against this backdrop that the Division of Behavioral and Social Research at the U.S. National Institute on Aging (NIA) asked the National Research Council (NRC), through the Committee on Population, to undertake a project on advancing behavioral and social research on aging in Asia. Aging in Asia: Findings from New and Emerging Data Initiatives is a peer-reviewed collection of papers from China, India, Indonesia, Japan, and Thailand that were presented at two conferences organized in conjunction with the Chinese Academy of Sciences, Indian National Science Academy, Indonesian Academy of Sciences, and Science Council of Japan; the first conference was hosted by the Chinese Academy of Social Sciences in Beijing, and the second conference was hosted by the Indian National Science Academy in New Delhi. China’s senior population is equivalent to over 14% of its total population, so it can be easily concluded that China is an “aging society” (RenMin RiBao, 2014). In the next 20 years, China’s population will begin to increase at the rate of 10 million each year (Hua Er Jie Jian Wen, 2014). Another relevant fact is that more than 260 million peasant workers are currently working in urban metropolitan cities (China’s Employment, 2013). Therefore, the Continuing Care Retirement Community (CCRC) is essential to provide well-being and care to senior citizens in China. However, the development of CCRC in China is not keeping up with the annual increase in population. The codes and standards for senior housing design are also inadequate and inconsistent. The majority of CCRCs in China continue to focus only on physical facilities, not quality of life of seniors (Tao, Wang, & Ma, 2008). However, the resident’s quality of life (QOL) has been considered as a very important factor when designing senior living facilities in other countries. Therefore, this study hypothesized that physical environments and quality of life both play significant roles in seniors’ life and more attention should be paid when designing the senior housing in China. Under these backgrounds, this research reviewed a range of available literature on senior living design including two main categories, which are physical environment and quality of life. The Physical environment part described information about housing and living environment for older people including the continuing care retirement community, senior living communities and building types in China, standards of the residential building design for the aged in China, wayfinding, and universal design. The second part includes information about quality of life domains, such as safety, enjoyment, relationship, autonomy and choice. This study focused on the common areas of the CCRC in Beijing, China. Both qualitative and quantitative methods have been used to collect and analyze the data. The researcher visited the CCRC, observe and measure physical environments of common areas (i.e. space planning, finish materials, furniture, lighting, universal design features) utilizing physical environment checklists. Data was also collected by conducting in-person surveys with residents and their families and friends, and semi-structured interviews with staff and a manager. The collected data were analyzed to investigate the relationship between CCRC common areas and residents’ quality of life...This research will contribute to the Chinese senior housing industry by incorporating the quality of life domains that emphasize human relationship, choice, and enjoyment along with safety in the physical environment. For future research, the researcher will develop a more comprehensive observation checklist and survey and interview questionnaires that can be applied to different types of senior housing in China to examine seniors’ needs and expectations.

China, which is fast on its way to becoming the most powerful economic force in the world, has four unique characteristics that distinguish it from other countries in Asia: (1) The proportion of aging population is growing faster than that of Japan (the country previously recognized as having the fastest rate) and much faster than nations in western Europe. (2) An early arrival of an aging population before modernization has fully taken place, with social policy implications. It is certain that China will face a severely aged population before it has sufficient time and resources to establish an adequate social security and service system for older people. (3) There will be fluctuations in the total dependency ratio. The Chinese government estimates are that the country will reach a higher dependent burden earlier in the twenty-first century than was previously forecast. (4) The government’s fertility policy (single child per family) and its implementation has a strong influence on the aging process. Fewer children are being born, but with more elderly people a conflict arises between the objectives to limit population increase and yet maintain a balanced age structure (Peng and Guo 2001). The intersection of these fourfold factors means that the increased aging population is giving rise to serious concerns among Chinese social policy makers. There is a chronic lack of good resource materials that attempt to make sense of social policy in its relationship to examining the problems and possibilities of human aging grounded in an analysis of economic of social policy in China and impact on rural and urban spaces. Such analysis of China will be covered by conceptual, theoretical, and empirical approaches. This thesis is written under the background of Chinese society. Architecture always develops with adaption to the desires of society. Design is a way to satisfy these social desires. Currently, China is suffering from the aging problems, both of growing aging population and living space quality. Aging problems are calling for more life supports and cares in living space, ensuring the elderly to have a better and healthier life. In addition, China is experiencing big revolutions of architecture. Architecture design is changing the focus from economic factors to humanistic-concerns. Contemporary space is not only a physical object to use, but also a place to experience. In contemporary elderly housing, apart from physical care, emotional care is expected to provide places where the elderly could live safely and happily. Based on series studies of Chinese social situations and problems, this thesis tries to put forward refurbishing and emotional design as new development directions for Chinese contemporary elderly housing adapted to Chinese society. Comparative methodology is applied between Europe and China. European experiences of emotional design in elderly housing refurbishing are studied in both theoretical and practical fields. In the study process, phenomenology are applied as a philosophical way to analyze the relations among human's perception, emotion and space and to find the nature and meanings of architecture spaces, providing evidence to show the importance of emotional design for the Chinese elderly as well as the society. Emotional design theories of Norman are analyzed to find how to make effective involvements from different levels between objects and human's emotions, providing basic methodology for emotional design in elderly housing.Apart from these basic studies, specific researches on methodology of emotional design in Chinese contemporary elderly housing refurbishing are realized. Heidegger's thoughts are analyzed to find the core emotional requirements of living space. Living space originates from human's desire of dwelling. It is a place that presents the own identities of a community, a place where the elderly could feel safe and free. Based on this concept, Norman's emotional design approach is applied in architecture field as a guiding methodology to investigate all the possible ways to create effective interactions between the elderly's emotion and architecture. Corresponding to three emotional involvement levels of visceral, behavior and reflective, architecture could make emotional affect from appearance, functions, and reflections of culture, art and personal value. Related European cases are studied from these three aspects to find the possible ways to realize emotional design in elderly housing, which could provide suggestions to Chinese contemporary elderly housing refurbishing.For Chinese cases, inheriting Chinese cultural identities is particularly discussed. Chinese culture affects a lot Chinese life styles, their perceptions and understanding of the reality. Inheritage of culture generates great and positive emotional resonance for the Chinese elderly. Emotional design and refurbishment in Chinese contemporary elderly housing should be realized with respect to the culture identities. By analyzing the essence of Chinese culture and contemporary architecture cases of Wang Shu, this thesis is trying to find architectural ways to inherit, develop and integrate the essence of Chinese culture in our present time.
