To characterize the heterogeneity in households' views about housing and the economy, we perform a cluster analysis on survey responses at different stages of the boom. The estimation always finds a small cluster of households who believe it is a good time to buy a house because house prices will rise further. The size of this "momentum" cluster doubled towards the end of the boom. The second part of the paper provides a simple search model of the housing market to show how a small number of optimistic investors can have a large effect on prices without buying a large share of the housing stock.

Real estate markets are known to be less-than-efficient for many reasons, but what roles short-term trading plays are unclear. Do short-term investors bring additional risk to the market and cause prices to deviate from fundamental values? Based on an extensive dataset of property transactions and a policy shock that substantially raised the cost of short-term trading in Hong Kong, we estimate 'real estate risk' with and without short-term trading based on return predictability, return volatility, and price dispersion. Our results show that as short-term investors exit the market, market returns are less predictable and less volatile, while prices are less dispersed cross-sectionally. Consistent with herding models in behavioral finance, the findings suggest that short-term investors are momentum traders who do not enhance price efficiency.

This paper examines whether there is return momentum in residential real estate in the U.S. Case and Shiller (1989) document evidence of positive return correlation in four U.S. cities. Similar to Jegadeesh and Titman's (1993) stock market momentum paper, we construct long-short zero cost investment portfolios from more than 380 metropolitan areas based on their lagged returns. Our results show that momentum of returns in the U.S. residential housing is statistically significant and economically meaningful during our 1983 to 2008 sample period. On average, zero cost investment portfolios that buy past winning housing markets and short sell past losing markets earn up to 8.92% annually. Our results are robust to different sub-periods and more pronounced in the Northeast and West regions. While zero cost portfolios of residential real estate indices is not a tradable strategy, the implications of our results can be useful for builders, potential home owners, mortgage originators and traders of real estate options.

This article studies the ability of momentum strategies to generate extra-profits in private real estate markets. We test a variety of frequencies of portfolio re-weighting and periods over which winner and loser segments are identified. Finally, since real estate returns tend to be highly persistent, we also test whether our results are sensitive to the presence of smoothing.We find strong potential gains from momentum strategies based on preceding returns over a six to twelve month period. Whether these gains are attainable to real world investors depends on assumptions on transactions costs. However, we find some momentum strategies still produce excess returns when net returns are used. Finally, our findings hold even if returns are unsmoothed to reflect underlying market prices.
