Spatial fixity is one of the characteristics that distinguishes housing from most other goods and services in the economy. In general, housing cannot be moved from one part of the country to another in response to shortages or excesses in particular areas. The modelling of housing markets and the interlinkages between markets at different spatial levels - international, national, regional and urban - are the main themes of this book. A second major theme is disaggregation, not only in terms of space, but also between households. The book argues that aggregate time-series models of housing markets of the type widely used in Britain and also in other countries in the past have become less relevant in a world of increasing income dispersion. Typically, aggregate relationships will break down, except under special conditions. We can no longer assume that traditional location or tenure patterns, for example, will continue in the future. The book has four main components. First, it discusses trends in housing markets both internationally and within nations. Second, the book develops theoretical housing models at each spatial scale, starting with national models, moving down to the regional level and, then, to urban models. Third, the book provides empirical estimates of the models and, finally, the models are used for policy analysis. Analysis ranges over a wide variety of topics, including explanations for differing international house price trends, the causes of housing cycles, the role of credit markets, regional housing market interactions and the role of housing in urban/suburban population drift.

But unlike other markets, the housing market is able to profoundly transform the socioeconomic structure and the image of a city. Very often, changes in urban space are the result of the imperceptible operation of a multitude of micro-transformations which act with such great energy and decisiveness that they can transform the ‘DNA’ of entire urban neighborhoods. We introduce mortgages into a dynamic equilibrium, directed search model of the housing market. Mortgage rates play their natural role in our model by affecting the share of per-period income that a homeowner spends on mortgage payment rather than consumption. We estimate the model using microdata on home listings, exploiting the insights of Menzio and Shi (2010) to handle the significant heterogeneity that even basic mortgages introduce into a search model. The estimated model shows that, because of search frictions, housing market conditions are significantly more responsive to mortgage rates than suggested by reduced-form correlations of rates with house prices. Buyer willingness to pay for the typical home changes by more than twice as much as average house prices in response to an interest rate change. As in the data, home construction is more rate sensitive than prices in our model.

This paper studies household beliefs during the recent US housing boom. To characterize the heterogeneity in households' views about housing and the economy, we perform a cluster analysis on survey responses at different stages of the boom. The estimation always finds a small cluster of households who believe it is a good time to buy a house because house prices will rise further. The size of this "momentum" cluster doubled towards the end of the boom. The second part of the paper provides a simple search model of the housing market to show how a small number of optimistic investors can have a large effect on prices without buying a large share of the housing stock.

The quantitative revolution in geography has passed. The spirited debates of the past decades have, in one sense, been resolved by the inclusion of quantitative techniques into the typical geographer's set of methodological tools. A new decade is upon us. New developments often depend heavily on borrowed ideas. It is only after these developments have been established that the necessary groundwork for true innovation ob tains. In the last decade, geographers significantly -augmented their methodologi cal base by developing quantitative techniques which are specifically directed towards analysis of explicitly spatial problems. It should be pointed out, however, that the explicit incorporation of space into quantitative techniques has not been the sole domain of geographers.
